Tybee Island Condo For Sale

This is a turn key vacation rental that will not just pay for itself but earn money the very first year.


We have owned this condo for almost 2 years now. Having a wife and 2 daughters, we use our "beach house" as often as possible. Our primary residence is about 10 miles inland so getting away at the last minute has always been a viable option.



Over the past 2 years we have been fortunate to rent our condo to vacationers practically year round. In season (April 1st through October 31st) stays virtually booked solid. Offseason has done well as we have attracted many snowbirds. Overall, we are able to generate approximately $20,000 in rental income yearly.

Able to cover our annual costs of owning the condo and having the luxury of using it for much of the offseason, it has been a big success for our family. Unfotunately, we have made the difficult decision of selling our second home as the economy is devastating our financial wellbeing.



I purchased this condo from a bank early 2008 as a foreclosure. I paid roughly $145,000 and immediately put around $60,000 in renovations into the unit.



Savannah Beach and Racquet Club development began in 1984. This unit had not been updated since its original construction. You will see below all of the before and after pictures I took. It is hard to believe that it is the same place.



The last appraisal came in at $230,000 which was mid 2008 after most renovations were complete.




We are asking $225,000 which is very close to the amount of money we have invested into the property.

Unit A134 - Building A is the original phase of development at SB&RC. All units are 1 bedroom 1 bath and the same in size. Our goal was to maximize the use of this relatively small space. At aboout 550 square feet, it was a challenge but gave us an opportunity to be creative.

Some of the nice touches geared towards relaxing are the whirlpool tub, Cable internet access and WiFi, and the IJoy Massage chair in the living room. You can surf the waves at the beach, surf the tub with the jets screaming or surf the net on the massage chair with the broadband screaming.

The view of the ocean from the balcony is marginal. It is not a direct view of the beach and water. It can be seen from the balcony, just not an unubstructed view. The fact that my unit is as nice as it comes makes up for the lack of view! If you want to have a great view of the ocean but spend your inside time staring at the year 1982, then my place is not for you. If your looking for luxurious accomodations inside and the same pool and beach access as everyone else in the building, you will be completely satisfied.

Eat in area

In case the weather isnt cooperating or your red skin needs a break, relaxing inside with a movie or your favorite show is a breeze. We installed a 42" LCD on the wall in the living room which has plenty to watch on cable or really relax in bed with the wall mounted LCD with built in DVD player. This also makes a great place for the kids to chill and get out of your way for a bit. Pop in their favorite DVD and they are perfectly entertained.





We are selling the condo with all furnishing included. Living room has a full size leather LazyBoy sleeper sofa. All furnishing were purchased new in 05/08 which include the sofa, coffee table, end tables, and entire bedroom suite. The kitchen table was our original table from our house which just seems to be the perfect size. With its extendable ends it easily accomodates 4 and can accomodate 6 for dining. Nice decor throughout.

Every bit of flooring, including the balcony, has been tiled with a very nice solid porcelain tile. This makes it easy to sweep or vacuum up sand with the broom or vacuum provided. With the pool and beach just at the end of this building, its not too hard to get sand inside - and thats why you come here.

The kitchen is an area we are most proud of. With all new designer cabinets, stainless steel appliance and a very unique slab of granite, it is something to see. Appliances include a ultra quite dishwasher, flat top electric stove and oven, a built in over the range microwave and a high end side by side refridgerator with filtered ice and water at the door.

The bathroom is 100% new with a granite top vanity, tile surround in the shower and jetted tub. I selected the deepest jetted tub I could find for a standard sized bath space. A glass shower enclosure really ties this bathroom together.

The original size of the bedroom was just too small. We opened the wall to the hall which added about 25% more to its width. We put pocket doors in the hall on both sides of the bathroom. This enables two couples the utilize our condo with complete separation, even if someone needs the restroom.These units were original with bunk beds built into the wall in the hall - and we decided to leave them for those traveling with children. The pocket doors also come in handy if children are sleeping in the bunks. Kids are sleeping - simply close off one or both of the doors and the living room, kitchen and bathroom are separated.

It wasnt pretty. Most of our friends said we were crazy to buy this place in its previous condition. I like a challenge and this one had phenominal results.

Bathroom vanity, vanity countertop, tub, toilet, shower walls, all flooring in entire condo including balcony, paneling replaced with drywall (entire condo had dark paneling), kitchen cabinets replaced with high end french white Diamond cabinets, very rare granite countertops, tumbled travertine backsplash, stainless steel stove, refridgerator, microwave and dishwasher, lazyboy leather pull out couch, coffee table, end tables bedroom suites with bed, dressor, night stands, lamps, light fixtures, ceiling fans, flat screen LCD TV's, DVD players, pots/pans, dinner ware, flatware, utensiles, glasses - drinking, wine, beach cups, art work, decorations, high speed cable internet and WiFi, new water heater, and more.


Some of the labor costs involved included:



New plumbing for the entire bathroom - had to relocated virtually all existing pipes to accommodate the new vanity, new tub, new water cutoff installed in the condo unit, new electrical - there was not proper ground fault for kitchen appliances, water heater, whirlpool tub, bathroom outlets, new cables run for televisions, TV's are wall hung and wiring is installed in the wall, professional painters and drywallers, carpenters for trim, added crown molding, tile setters for flooring and shower, and again....much more.
